Your Property Mate exists to teach you how buying your first home works — the process, the tactics, the traps. Everything on this site, in our tools, in our emails and inside our community is general education, based on our experience and research. It is not financial advice, mortgage advice, legal advice, tax advice or a personal recommendation, and we are not authorised or regulated by the Financial Conduct Authority. Before making decisions about mortgages, insurance, legal matters or tax, speak to an appropriately qualified and regulated professional. You can absolutely buy a home without us — our job is to make sure you do it with your eyes open.

Our calculators and tools

Our free tools (like the Keys Date calculator, True Cost calculator and Mortgage Readiness Score) are illustrative and educational only. They use general assumptions and figures that change over time (the "figures last updated" date is shown on each tool). They are not quotes, lending decisions, valuations or predictions, and no tool on this site can tell you whether any lender will or won't lend to you. Always verify current rates, tax bands and scheme rules on gov.uk or with a professional before acting.

Introductions and referral fees

We sometimes introduce members to third-party professionals — mortgage brokers, solicitors, surveyors and similar. If you use them, they may pay us a referral fee or commission. This never changes what you pay, and you're never obliged to use anyone we suggest. We introduce people we genuinely rate — but they're independent businesses: we don't control their work, and any engagement is directly between you and them. Do your own checks, as we'd teach you to do with everyone else.

Accuracy and external links

We work hard to keep content accurate and current, but the property and mortgage world changes constantly and we can't guarantee everything is error-free or up to date at the moment you read it. Property values can fall as well as rise. Where we link to other sites, we're not responsible for their content.
